These General Terms and Conditions of Sale apply to stays taking place during the 2027 season. For stays taking place in 2026, previous General Terms and Conditions of Sale remain applicable and are available upon request from the reservations department.
By accepting these general terms and conditions of sale, I acknowledge that my stay takes place in the heart of nature, with the inherent unpredictability that entails: variable weather, the presence of insects, birds, and mammals near the cabins, and the possibility of encountering them inside as well.
Your stay will take place in the heart of a natural estate. When moving around and walking, we ask that you respect the peace and quiet of the site. Upon your arrival, we will provide you with a map of the estate and its access routes. Thank you in advance for your understanding!
During your stay, we ask that you respect all safety instructions as explained to you by our reception team.

I – Cabin stays
1. Reservation
You can make your reservation:

No right of withdrawal
In accordance with Article L. 221-28, 12° of the French Consumer Code, the 14-day right of withdrawal applicable to distance contracts does not apply to accommodation services provided on a specific date or at a specific frequency.
2. Payments
Reservations must be paid in full no later than 7 days before the arrival date. For reservations made less than 15 days before the arrival date, immediate payment by credit card or bank transfer is required, accompanied by proof of payment.
a) Payment by credit card
For reservations made through our online booking system with secure credit card payment, the full amount of the stay will be charged and your reservation will be confirmed.
b) Payment by other methods
For reservations paid by check, holiday vouchers, or bank transfer, the booking is held for a maximum of 15 days pending payment, provided this period does not extend beyond 7 days before the arrival date. Receipt of payment within the specified timeframe will confirm the reservation. Otherwise, the booking option may be released.
3. Accepted payment methods
Credit card: Mastercard and Visa.
Cash (to be paid on-site at the estate reception before the stay).
Bank transfer: Sort code: 10207 00491 23219275249 94 – IBAN: FR76 1020 7004 9123 2192 7524 994 – BIC: CCBPFRPPMTG – The full amount must be paid into our bank account: transfer fees are at your expense.
Bank or postal cheque, made payable to Les Cabanes de La Réserve (French accounts only).
ANCV Holiday Vouchers (paper and digital). Please note that we cannot refund holiday vouchers for legal reasons. If our general terms and conditions of sale allow it, we can, however, postpone your stay to another date.
- Coucoo Cabanes gift voucher, under the conditions provided for in Part II of these GTC.
4. Modification or cancellation of your booking
When booking a stay at the Classic Rate, you have the option to add a Zen Option for €25 per booking. This option allows you to benefit from more favourable modification and cancellation conditions than those of the Classic Rate, within the limits and according to the terms detailed below.
When a stay has been booked using a gift voucher, the Zen Option only allows you to benefit from the modification conditions provided for this option. It does not allow for a cash refund of the gift voucher.
Any request for modification or cancellation must be sent in writing to reservation@cabanesdelareserve.com. The booking number must be indicated in the subject line of the email.
In the event of personal circumstances preventing the customer from travelling, particularly for health, family, or professional reasons, the conditions set out below remain applicable. We recommend that the customer takes out cancellation insurance suited to their situation if they wish.
a) Cancellation before your stay, by you
Additional services booked in addition to accommodation may be subject to specific cancellation conditions when specified in these General Terms and Conditions of Sale or at the time of booking. These specific conditions prevail for the services concerned.
b) Modification before your stay, by you

If you change to a stay of a higher value, the price difference is payable by the customer.
If you change to a stay of a lower value, the difference remains the property of Les Cabanes de La Réserve, regardless of the rate chosen, but it may be used to purchase one or more additional services depending on the amount.
A single booking may only be postponed once, regardless of the rate chosen. Any stay that has been postponed at the customer's request cannot be postponed again or cancelled for a refund, subject to applicable legal provisions.
c) Modification or cancellation of a stay by Les Cabanes de La Réserve BEFORE YOUR ARRIVAL
In the event of an Orange weather alert, involving external events beyond our control such as bad weather, storms, or thunderstorms, management reserves the right to cancel your stay for safety reasons. In this context, we will offer to postpone your cabin stay to a later date within 12 months of the originally scheduled date. If you have already left your home, we will offer to re-accommodate you in another type of lodging at no extra cost. In this specific case only, you will receive a 50% discount on a future equivalent cabin stay within 12 months of the originally scheduled date.
If none of these offers are satisfactory to you, all sums paid will be refunded; no other compensation may be claimed.
If your booking is made using a gift voucher, the provisions set out in Part II of these General Terms and Conditions of Sale shall apply.
d) Modification or cancellation of stay by Les Cabanes de La Réserve ON-SITE
In the event of an Orange weather alert, involving external events beyond our control such as bad weather, storms, or thunderstorms, management reserves the right to cancel your night in the cabin for safety reasons. You will be offered re-accommodation in another type of lodging subject to availability and at no extra cost. In this specific case only, you will receive a 50% discount on a future equivalent cabin stay within 12 months of the originally scheduled date. No other compensation may be claimed. Only if we have no re-accommodation solution available will all sums paid be refunded, or a date change will be offered within 12 months of the originally scheduled date.
e) Modification or cancellation of stay by you ON-SITE
In the event that you refuse to access your cabin (due to fear, vertigo, etc.), no compensation, discount, or refund can be claimed.
5. Security Deposit
Please be advised that due to a significant number of thefts in the cabins over recent seasons, we have implemented a security deposit system. Upon your arrival, a credit card pre-authorization of €150 will be required.
This pre-authorization does not result in an immediate debit from your account and will be automatically cancelled at the end of your stay, except in the event of damage or unpaid charges.
We reserve the right, however, to charge all or part of this security deposit in the following cases:
- discovery of damage or breakage in the accommodation,
- loss of items or furniture,
- services consumed on-site and not paid for at the time of departure.
In the event of a charge, the amount deducted will correspond to:
- or the actual cost of repair or replacement, upon presentation of supporting documents (invoices, photos),
- either the exact amount of the unpaid services.
The credit card pre-authorization is valid for the period set by our payment provider (generally 7 to 30 days). If any damage or unpaid charges are discovered after this period has expired, we will contact you to obtain your agreement for payment.
Please note that some of the items in the cabin are available for purchase in our reception shop if you would like to take home a souvenir of your stay. For those that are not for sale, we would be happy to tell you where you can find them whenever possible. Thank you for your understanding.
6. Capacity
The number of people mentioned (including children) per cabin in our rates corresponds to the maximum occupancy allowed based on the available equipment. This limit cannot be exceeded for safety and insurance reasons. If the number of people in the chosen accommodation exceeds the authorized limit, access may be denied.
7. Rates
Our rates are inclusive of all taxes. Only the rates shown on our website are valid. These rates vary according to the season. A tourist tax may be added to this price.
8. Children
Children's ages are calculated based on their date of birth and the start date of the stay. An official document verifying the children's ages may be requested at the start of the stay. Family cabins can accommodate children of all ages. Duo cabins accept children from 12 years old.
9. Specific conditions
Some cabins have specific access constraints related to their height, the presence of a ladder, or the physical effort required to reach them. Access to cabins equipped with a ladder is not recommended for pregnant women or individuals whose health or physical condition may be incompatible with this type of access. In case of doubt, guests are invited to inquire before booking.
10. Pets
Cabins with ground-level access or stairs can now accommodate a dog for a supplement of €25 per night, payable on-site. The service includes treats upon arrival and, upon request, waste bags and the loan of bowls and a basket. In the event of damage during the stay, additional fees may be deducted from the security deposit. Dogs must be kept on a leash throughout the estate. For safety reasons, dogs are not allowed in cabins with ladder access (Havre de Paix, Temps Suspendu, Terre-et-Ciel, Septième Ciel, Belle Forêt, Nid des Bois, Repaire du Trappeur, and Haut Perchoir). Other animals are not permitted in the cabins or on the estate.
11. Valuables
Guests are advised not to leave valuables unattended in their cabin. The liability of Les Cabanes de La Réserve in the event of theft or damage is governed by applicable legal provisions.
12. Alcohol and cigarette consumption
Being in a state of intoxication in the cabins or on the estate is strictly prohibited. Smoking is not allowed inside the cabins. All our cabins are equipped with terraces where you are permitted to smoke, provided that no cigarette butts are left in the natural environment.
13. Massage services
For our massage services, we work with independent massage therapists. It is therefore mandatory to pay at least 50% of these services at the time of booking to confirm your massage and your practitioner. In the event of cancellation less than 7 days before your stay, we will retain 50% of the massage service fee.
14. External service providers
It is not permitted to bring in external service providers to your cabin or the estate (photographers, decorators, event agencies, etc.) without authorization from the Cabanes de La Réserve team. If you require an external service provider, please contact us at reservation@cabanesdelareserve.com so we can review your request together.
15. Complaints
Guests are encouraged to submit any complaints regarding their stay as soon as possible, ideally within 30 days of the end of their stay, either by email to reservation@cabanesdelareserve.com or by mail to the address below, to ensure they are handled under the best possible conditions:

16. Mediation and dispute resolution
In the event of a complaint, the customer is invited to contact Les Cabanes de La Réserve beforehand to seek an amicable solution.
In the absence of an amicable resolution, the consumer may refer the matter to one of the territorially competent courts in accordance with the provisions of the Consumer Code and the Code of Civil Procedure.
II – Gift vouchers
Gift voucher = a specific service. For example, 1 night in a duo spa cabin with breakfast basket included for 2 people.
Gift certificate = a monetary value in euros. For example, a €200 gift certificate.
1. Purchasing a gift voucher
a) Validity of gift vouchers
Our gift vouchers are valid for 3 years. When used at Les Cabanes de La Réserve for the service corresponding to the gift voucher purchased, no price difference due to a rate increase will be charged during its validity period. If used at another Coucoo Cabanes location or for a service different from or superior to the one initially purchased, an additional payment may be required.
As our cabins are very popular on weekends, we advise you to tell the gift voucher recipient to book their cabin between 6 months and 1 year before their intended stay date.
b) Right of withdrawal for a gift voucher
A 14-day period following the date of your gift voucher order on our website is granted regardless of the payment method, provided the gift voucher has not already been used to book a stay. After these 14 days, no refund will be possible.
2. Booking with a gift voucher
Our gift vouchers are valid for 3 years. When used at Les Cabanes de La Réserve for the service corresponding to the gift voucher purchased, no price difference due to a rate increase will be charged during its validity period. If used at another Coucoo Cabanes location or for a service different from or superior to the one initially purchased, an additional payment may be required.
When booking their stay, the recipient of a gift voucher may choose, as with a standard booking, to add the Zen Option for €25. In this case, it only allows for the modification conditions provided (see I – 4.b) to be applied. It does not allow for a cash refund of the gift voucher.
a) Cancellation before your stay:
Our gift vouchers cannot be cancelled or refunded, including in the event of personal circumstances (health, family, professional) or any other situation beyond our control. The recipient retains the option to change the date of their stay according to the terms described below. We recommend that they purchase cancellation insurance suited to their situation if they wish.
b) Modification before your stay:
The same conditions as for a standard booking apply, depending on whether or not the Zen Option has been added to the booking, while respecting the validity date of the gift voucher (see II – 1.a).
c) Modification or cancellation of a stay by Les Cabanes de La Réserve BEFORE YOUR ARRIVAL
The same conditions as for a standard booking apply (excluding refunds), while respecting the validity date of your gift voucher (see II – 1.a).
d) Modification or cancellation of a stay by Les Cabanes de La Réserve ON-SITE
The same conditions as for a standard booking apply (excluding refunds), while respecting the validity date of your gift voucher (see II – 1.a).
e) Modification or cancellation of a stay by you ON-SITE
The same conditions as for a standard booking apply, provided the validity date of your gift voucher is respected (see II – 1.a).
3. Purchasing and booking with a gift voucher
Gift vouchers are subject to the same terms of sale and use as gift certificates. They are valid for 3 years and can be used at all Coucoo Cabanes locations, but they are non-refundable and cannot be cancelled after the 14-day cooling-off period.
If the cost of the stay is less than the value of the gift voucher, the remaining balance remains available for another booking, up to the original expiration date of the gift voucher. If the cost of the stay is greater than the value available on the gift voucher, the recipient must pay the difference using one of the accepted payment methods.
